What are the typical closing costs for selling a home in Jefferson County? Isn't there a tax for sellers?
Also, anyone try to sell on their own? Did you save quite a bit of money?

Um. The "standard" commission fee is 6%. That's not set in stone, they just say that it is. I sold my place up on aerie for around 300K. I slated mine at 5%, which is a 2.5/2.5 split, and it cost me about 15K for that.
Selling it yourself - you may not unload it for a long time. There's one on Mission that was for sale for almost a year, they got a realtor, and it's been that way for another year or so. Nothing is moving these days, so buckle down, and prepare to either lose some money or stay for at least 4 more years!
If you like, I can give you advice on what to do to bring your house some serious appeal for dirt cheap. Anong other things - CERAMIC TRAFFICWAYS. Nobody wants to move on an earthy (dirt-y) mountain and have to track mud on carpet! The first thing I do is jerk the carpet in the foyer and the halls.

We went with hardwood floors on the first floor. Now, we could tile places like the bathrooms and kitchen. I agree, low cost items help spruce up a place. I should know too, my sister is a producer for "Design to Sell" on HGTV.

We bought our house FSBO.
We bought it for less than if they had used a realtor. They looked into it and were getting ready to list it when we came along...My point...The realtor was going to mark the house up which I assume was going to be her take home at the end of the day.
I don't think the HO's would have made or lost more with a realtor.
(Luckily for us OUR realtor worked with us in the purchase even though she made nothing on it.)
