    Quick question as we haven’t been able to find the answer any place else. We are in the process of purchasing property in Shannondale, and are extremely excited to be moving there but we do have one question and we’ve looked through some of the other posts to see if we could find it and haven’t been able to.

    In the listing of the home for sale, it mentioned:

    Homeowners Association Information
    Has Homeowners Association
    Fee: $150.00
    Fee Payment Frequency: Annually

    Can anyone tell us what this fee does cover? It sounds like the county/state is taking care of the roads and I’m not sure if there is a community park in the area. If there is the agent didn’t bring it to our attention and wasn’t sure what the fee covered. We were told of the cluster mailboxes and if part of the fee is to maintain the area, perfect. We were wondering if there was something that the fee covered that we should be made aware of so we are able to enjoy the space.

    I'm unaware of any HOA's in Shannondale proper. But there are a few nearby. Can you be a bit more specific?

    Are you sure the property is situated in the Shannondale subdivision? As Tony indicates, the original properties in the Shannondale subdivision are not governed by an HOA. It must be a bit perplexing that your real estate agent can't give you a satisfactory answer You might contact the
    county planning commission
    Perhaps someone there may be better equipped to answer your query. Nevertheless, welcome to our website.

    For those of us who have been around a while...Back a few years ago, we had a Property Owners Association...we also had the developer - Shannondale, Inc. It was not a true HOA, but may have, once upon a time, been presented that way in a closing document and thus lives on in those deed documents. The $150, or other amount depending on when and where the land was originally purchased - mine was $10 per lot - was collected annually by Shannondale, Inc. and used for road maintenance for the most part. Shannondale, Inc. is no longer a going concern and neither is the Property Owners Association, formerly known as Citizens of Shannondale. The cluster boxes at Gate 1 are owned and maintained by the Postal Service. The boxes at Gate 3 are in the original mail shed that is currently owned by the owners of Mountain Lake Lodge - it was owned by the Shannondale Club up until it was all purchased by Beth Hough in the sale of the club 12 years ago, and the boxes at Gate 2 are on land that was once owned by Shannondale, Inc. Not sure who the current owner is. The roads in the neighborhood are currently maintained by the state as orphan roads and the nearest park is Mission Park farther down Mission Road near John Brown's Farm and is maintained by the county. Hope this answers your questions...

    Mom - Thank you for the explanation. With all that I’ve read and none of it real clear, you’ve help a great deal. And we’ll be sure to check out the park. All the information on these boards is very useful.
    Nice to know there is still a community out there that is willing to go out of their way to help out a newbie to the neighborhood.

    Mom 24girls has it just about correct with a little variation in nomenclature, but certainly close enough for horseshoes. There were several areas subdivided by Shannondale Inc. (lol, not to be confused with Citizens of Shannondale, Shannondale Community Club, Lake Shannondale Bath and Tennis Club, Shannondale Club Ltd. or the Mountain Lake Lodge (now the Mountain Lake Club)). In the 1990's some areas of the 'dale such as Conifer Court, Little Lake Court, White Oak Lane and one out by Gray Ghost were parceled up under relatively recent subdivision regulations. Those lots may have had some restrictions attached that the remainder of the 'dale doesn't. As Silveous states, tho, the area near Gate 1 such as Red Bird Lane isn't bound by any annual dues or fees. They went by the board years ago. It's kinda hard to sort thru unless you've been here from the start. Think about it too much and:

    Along with the Mission Park, there are two DNR areas with trails for walking (athough I don't recommend it or walk during hunting seasons) and the beautiful Wilderness Center way at the end of Mission that is my favorite place. The DNR area with the river access has the old bathhouse, hotel ruins, and a trail that is mowed by Shadowplay for easier access.

    You all are wonderful. Thank you for all the information.

    I have sent an email to my agent to get in touch with the listing agent to hopefully get them all straight. Really appreciate all the information. Will visit these boards regularly to keep up on everything, you all are really helpful. Most neighborhoods we’ve lived in people didn’t give a crap. Refreshing to know there are still good neighbors in the world.

    also , Redbird USED to have a real gate at the top of the hill, if anyone remembers.....and you had to buy a key etc....Maybe its something along those lines from way back when.

    When we bought our first property in Shannondale, it was a foreclosure. The lawyer for the seller had a dollar amount listed on the HUD-1 for a pro-rated HOA prepayment. We caught the "error" and it was removed. I do have to wonder if we had not brought it to the closer's attention, just where that money would've ended up...?

    Shannondale, and the rest of the mountain is interesting. I have found that people either love it, or they hate it. There really doesn't seem to be an in-between.

    Yes, we started looking for housing right after the first of the year. I have to say it's a very eclectic neighborhood, but in a good way. It’s very quiet and that’s what we’re both looking for. This is the last time I want to move for the next 35 yrs. And we did get some looks from the neighbors while we were driving through. But after reading some of the other posts with the break-ins, the looks were warranted. Seeing a car driving slowly and looking closely at the houses is rather suspicious.

    So we’ve been out there almost every weekend and am enjoying watching the woodlands wake up from the winter. It's beautiful!!

    there is a house for sale in J.B. Farm on J.B. Farm Road - it is a relatively quiet neighborhood.
